Make-Ready Scope of Work: What It Should Include
Every turn starts with the same question: what does this unit need before the next resident moves in? A written make-ready scope answers it the same way every time, so nothing gets missed and vendors price the same work.
What a make-ready is (and isn't)
A make-ready restores a unit to rentable condition between residents. It's not a renovation. If you're upgrading finishes, see Apartment and Rental Unit Renovation.
What a scope should include
Walls and ceilings
Patch holes, repair drywall damage, and paint or touch up.
Floors
Clean, repair or replace damaged sections, and note transitions and trim.
Kitchen and bath
Fixtures, faucets, caulk, cabinet doors and hardware, and countertop damage.
Doors, windows and hardware
Locks rekeyed or changed per your policy, door operation, blinds and screens.
Systems check
Lights, outlets, smoke alarms, HVAC filter, water heater and plumbing leaks.
Cleaning
Final clean after work is done.
How to write it
- Walk the unit with a checklist by room.
- List each item with location and quantity.
- Take photos before work starts.
- Separate "must do" from "optional" items.
- Attach completion photos when the work is finished.
Why a written scope matters
It lets you compare vendors on the same work, makes invoices easy to check, and gives you a record for deposit decisions. For repairs beyond a standard turn, see Property Maintenance Contractor for Houston Landlords.
