• Roof and attic: stains, soft decking, daylight, storm damage. Go up and look.
• Foundation: sticky doors, brick cracks, sloping floors. Our clay soil moves.
• Water and plumbing: run every faucet, look under sinks, and ask about old supply lines and slab leaks.
• Electrical: open the panel. Look for old or DIY wiring and outlets with no ground.
• HVAC: unit age label, attic ducts, drain line. Humidity is the real test.
• What's hiding: behind walls, under cabinets, in the attic. Mold, termites, past water lines.
• Flood history: ask about past water, check the flood zone, look low on drywall and trim.
• Permits: open permits or unpermitted add-ons? Find out before you own them.
• Must-fix vs. nice-to-have: split safety and systems from cosmetics before anything else.
• Scope and contingency: room by room, in writing, with a cushion for what the walls hide. Then talk numbers.
