Commercial Tenant Improvement Checklist for Houston Small Businesses
Signing a lease on a new space is the start, not the finish. Before you open, the space usually needs a build-out, called a tenant improvement (TI). Here's a checklist to keep the project on track.
1. Read the lease work letter
The work letter spells out who pays for what, any TI allowance, who manages construction, and the landlord's approval requirements. Know it before you start design.
2. Define your scope
- Layout and partitions
- Restrooms and break areas
- Flooring, ceilings and paint
- Lighting and power needs
- Signage and storefront
- Specialty needs for your business
3. Plan for permits
Most build-outs inside the City of Houston need permits through the Houston Permitting Center, and some need drawings. Confirm early what your scope requires.
4. Get comparable bids
Give each contractor the same scope. Ask for itemized pricing, a schedule, a certificate of insurance, and lien waivers with payments.
5. Coordinate with the landlord
Building rules, work hours, freight access and insurance requirements all affect the job.
6. Build a realistic schedule
Your opening date depends on design, permits, inspections and construction. Get a written schedule after the site walk.
7. Closeout
Final inspections, a punch list, and any documents the landlord requires.
Questions to ask a TI contractor
- Who runs the job day to day?
- How are changes priced and approved?
- What do you need from the landlord?
