Value-Add Multifamily in Houston: From Underwriting to Renovation

Published · BPC Development LLC

Value-add apartment deals live or die on execution. The renovation budget has to match what's actually on site, and the work has to happen without emptying the property. Here's how to think about scoping and executing a Houston value-add deal, from a builder's point of view.

What "value-add" means for apartments

A value-add property is an apartment community with room to raise income through renovations, better management or expense fixes. It's often an older Class B or C asset.

Scoping renovation capex unit by unit

Interiors

Walk representative units of each floor plan. Kitchens, baths, flooring, paint and fixtures are scoped per unit type and condition.

Exteriors, roofs and structure

Roofs, siding, stairs, parking areas and foundations can be larger than the interior budget. They need their own walk.

Pilot unit before full rollout

Renovate one unit first to confirm the finish level, cost and schedule before committing the scope across the property. See Apartment and Rental Unit Renovation.

Execution: turns, phasing and keeping occupancy

Most programs renovate units as they turn over, phase exterior work by building, and keep residents informed. A written scope per unit type keeps each unit consistent.
